The Spring real estate market has ended and we are transitioning to one of our slowest periods, July and August. There are multiple factors for this including the ability to travel again. Many would simply rather spend their weekends enjoying the beautiful weather than visiting open houses.
However, in 2021 the data shows the market remaining a bit busier than usual. Year to date, homes sold in Westwood and surrounding towns show an increase from previous years. While this time last year we were homebound and that could have easily contributed to the demand for a different space, I decided to look a little further back to see how each year going back to 2017 compared. The numbers are impressive, but more interesting was the increase in the list to sell price ratios. For example, in Westwood Massachusetts the data shows:
*Year Homes Sold Sale Price / List Price*
2017 191 98%
2018 184 99%
2019 238 100%
2020 209 100%
2021 (YTD) 110 105%
